PURECENTER is a multi-disciplinary, sustainable development concept for the new economy. The objective is to repurpose and/or develop underperforming or newly constructed real estate assets into dynamic hubs of urban regeneration. These multi-purpose facilities are designed to stimulate cross-pollination and promote the values of creative expression, sustainable practice and conscious capitalism. Our goal is to create an environment and platform where individuals can come together as a community of creative enthusiasts with the intention of influencing environmental, social, cultural and economic sustainability through the vitality of their projects and programs.
These PURECENTERS will serve as a beacon of hope and possibility in our rapidly changing world. Grounded in the desire to promote positive change, these centers will pull from a broad spectrum of expertise to design platforms and facilities that meet the needs of each community. Among other things, these centers are committed to ‘deep green’ job creation, innovation, skill building and sustainable solutions for the new economy. We are interested in activating space through intelligent design and committed to the development of a dynamic community that brings together all the necessary resources to cause an exponential shift towards a more sustainable future. This includes teachers, students, promoters, legislators, entrepreneurs, spiritual healers, artists, and everyone in-between.
A distinguishing point about each PURECENTER is it’s commitment to integration and inclusion rather than isolation. These open spaces will be designed to invite the collaboration and cooperation from the broader community and mobilize the strengths and assets of a community toward a shared goal of transformation and lasting impact.
It is our intention to develop a global network of PURECENTERS where we can exchange and cycle best practices. The goal will be to leverage the power of these physical hubs to support the free exchange of ideas, something the interconnectivity of the Internet is already providing in the world. We feel there is a deep need to support this virtual connectivity with a physical component that allows individuals and communities to come together and share in a physical sense. Evidence of this need is seen in the rapid growth of yoga studios, self-help books and health clubs. People are starving to connect! A recent scientific study has demonstrated that the highest form of sustained happiness comes through sharing and giving, rather than consumption and accumulation.
A core component of these PURECENTERS is to support the incubation of what we call PUREPROJECTS, or projects that use creativity and innovation to promote sustainable solutions that advance a common good in the world. We believe that all projects, programs, events, companies, services, art installations and beyond should have a deeper purpose to support some common good. Furthermore, we believe that a financially sustainable model that fuels the organization to execute on their deeper purpose should drive all PUREPROJECTS.
To support this focus, each center will include a PURELAB consisting of a tightly curated team of organizations and individuals that will support the incubation of new PUREPROJECTS. These will include consultants, designers, programmers, accountants, attorneys, and the likes. These paying tenants will be situated in an open-design shared office space and will benefit from their ability to cross-pollinate and collaborate within a compassionate community of shared vision. Each tenant will be invited to participate in the incubation of select projects and will negotiate their value proposition on a case-by-case basis.
Once a concept is incubated are ready to go out into the world, each project will be capitalized through introduction to patient capital sources through the PUREFUND. These will include foundation investments through PRIs, social capital markets, angel investors, individual donations and patient capital.
Incubated projects will be activated and promoted through the center’s public-facing retail events venue. This multi-use facility will serve as a platform to launch new products and programs and promote them in the world. This facility will exists to support all PUREPROJECTS, whether internally incubated or not. We will have a production team in place to support any project promoted within this venue to facilitate the communication of the project’s commitment to it’s pure intention and deeper purpose. Basically, this is a public events venue with a focused mission.
Other retail spaces will support the PURECENTER’S values and offer, in part, a venue to showcase the product’s and services of the PURECOMMUNITY. Depending on the size and scale of each individual PURECENTER, we envision a series of retail spaces to include a food service establishment (PURECAFE) providing healthy, local, and organic and fair trade products.
Again, depending on the nature and size of each PURECENTER, we see there being a series of larger, more established anchor tenants that can support base-line revenues of the broader project. It is our hope that these model, anchor tenants will provide an example of what it means to be a PUREPROJECT. Furthermore, we anticipate that these tenants will provide significant support for the incubation of emerging PUREPROJECTS within the center.
PURECENTERS could also include multi-use spaces for performance, studio work, classes/workshops, conferences/lectures and the like. Space allowing, commercial space within each PURECENTER would also include holistic education, healing and treatment facilities. Again, we envision education to be a core element integrated into every component of each PURECENTER. As such, we envision spaces for training, skill building, after-school programs, and etc.
Again, space allowing, we envision that one exciting component of each living PURECENTER is a housing component. This would be broken into a two parts, long-term and short-term housing. Within each category, we expect to support a layering of socio-economic levels. In an ideal scenario, long-term housing would be broken up into low/middle-income housing to support those fully-engaged in the PURECENTER, and high-income housing in the form of condo/hotel units. The idea here is that the high revenue generating units would exist to offset the lower-income housing and other programs within the PURECENTER, such as grant programs to support emerging social entrepreneurs.
On the short-term housing side, we see a dormitory/pod style units to support the emerging creativity cycling through each PURECENTER globally as well as those interested in getting a taste of this bustling community on a budget. The Pod/Dormitory Hotel Concept will also be linked to PURELAB in that grants will be given to select social entrepreneurs to live and work within the PURECENTER while their projects are being incubated. We also see a high-design, boutique condo/hotel for those of relative affluence and influence interested in supporting this multi-disciplinary PURECENTER concept. Again, the revenues from this business unit would be used to offset other programs within the PURECENTER. The concept is that each boutique condo/hotel will be designed and operated by emerging creatives that connect with the PURECENTER vision.
In each city, a prominent local architect/designer/creative will oversee the development of each project and will serve the role of a mentor. A competition and proposal process will be developed to select a team of emerging designers/architects/creatives to work together under the selected mentor in the design and development of the project. The idea here is to not only support the development of the careers of these emerging creatives, but to also lend some star power to each project. This will be leveraged to create a powerful story to attract attention to the project.
With all of this designed in a cohesive, well thought out vision, it is our goal to activate this multi-disciplinary center with a number of programs and initiatives to support our core mission. We anticipate lots of conferences, lectures, networking events, discussion forums, salons, mission-driven dinners, participatory/interactive events, collaborative competitions, and so much more.
The operating entity or host for the PURECENTER, PUREGROUP, will be responsible for designing and managing the entire facility, to include oversight of all programming. Our model is inclusive and community driven. Therefore, each PURECENTER will look to program each facility with the best of breed in each category, as applicable to the site and community, including operation of the educational facilities, restaurant, holistic center, residential units/hotel, events space, etc. |
